Second phase of east Fort Worth’s Hughes House to start construction in fall

Construction on the second phase of the Hughes House development will begin in November.

Hughes House is a three-phase mixed-use development named after famed Dunbar High School basketball coach Robert Hughes, who died in June. Details of the second phase were registered with the Texas Department of Licensing and Regulation July 30 and announced the construction of housing units, a dog park, a pool and a multipurpose facility. The housing complex will be located between Avenue G and Pollard-Smith Avenue.

The development will consist of 302 mixed-income units that range from one to four bedrooms, according to a statement from Fort Worth Housing Solutions.

“Currently, we are in the final design stages and expect to close financing in the fourth quarter of 2024 or first quarter of 2025,” the statement read.

The new construction is estimated to cost over $106 million and is scheduled for completion in July 2026.

The new wave of construction comes a year after the first phase of the project broke ground in June 2023. The groundbreaking saw the attendance of city officials, neighborhood leaders and Hughes, who was the winningest coach in U.S. high school boys basketball history.

The first phase of Hughes House includes 162 mixed-income units in two apartment buildings located at the intersection of East Rosedale Street and Amanda Avenue.

The third phase, which recently received $2 million in housing tax credits, will be located at 4912 E. Rosedale St. and will feature 54 low-income units and 24 market rate units.

The Hughes House development is part of the Stop Six Choice Neighborhood Initiative aimed at revitalizing the Stop Six neighborhood. Other sections of the plan for the historically Black neighborhood include the now-completed Cowan Place Senior Living and Babers Manor, an 80-unit project on a tract between South Hughes Avenue and South Edgewood Terrace.

The planned development is expected to bring in around $345 million in investments and around 1,000 housing units to the neighborhood.

“We’re going to see housing you’ve never seen in Stop Six before,” Mayor Pro Tempore Gyna Bivens previously told the Report. “I can’t wait to see developers wanting to finally come to this community, but it’s because of the leadership that we have.”
