Hillwood announces big development in Denton County

A new project from Hillwood will bring a large-scale, mixed-use project to a 3,200-acre property on Robson Ranch Road in Denton, but part of the AllianceTexas development. . 

Called Landmark by Hillwood, the fully developed project will include roughly 6,000 single-family homes, 5 million square feet of commercial, mixed-use space and about 3,000 multifamily units. The master plan will integrate retail, dining, office, entertainment, hospitality and health care into the project, according to Hillwood. It will be the developer’s first large-scale combination residential and mixed-used development.

The 3,200-acre property in Denton is one of the original land holdings purchased by the Perot family in 1987. Situated at Interstate 35W and Robson Ranch Road, the property was always a pivotal part of the long-term vision of what would become AllianceTexas, according to Hillwood.  

“As development at AllianceTexas expands further into Denton, Landmark is an ideal location for a curated, mixed-use development that will complement the new residential community,” Kimberly Cole, vice president at Hillwood Properties and commercial project manager for Landmark, said in a news release.

The property’s most prominent feature, and the highest point in the city of Denton, is Pilot Knob. A unique geologic and ecological site in North Texas, Pilot Knob was considered a way finder for Indigenous people, frontier settlers and cattle drives, according to Hillwood. Pilot Knob is a 900-foot-high protrusion on the eastern edge of the project in Denton County. The knob is capped by brown ironstone, and water erosion has formed three cementlike ledges that resemble a ship’s lookout — inspiring the name Pilot Knob, according to the Texas State Historical Association. It was also once a hideout for outlaw Sam Bass.

Hillwood plans to use the area’s natural topography to create an interconnected system of trails, recreation areas and parks. A series of learning parks focused on science, technology, engineering, the arts and math are also planned for the area. 

“Drawing from our successful master plans at AllianceTexas, Circle T Ranch in Westlake and Frisco Station in Frisco, Texas, Landmark promises to become a regional draw for families, businesses and visitors alike,” Cole said. 

The master plan will integrate its business, retail, hospitality, entertainment and health care development with ample green space, similar to the mix of Parkside at Alliance Town Center.

Landmark will break ground in September, with an initial build on 747 single-family lots in the opening phase. Nine builders will offer plans in a variety of sizes, designs and price ranges, with future development exploring additional product types and builders. Models are slated to open in spring 2026. Commercial planning and leasing are already underway.
