An 81,050-square-foot, five-story Home2 Suites hotel could be on its way to a property near the Arlington Municipal Airport.
Arlington City Council will hold an Aug. 6 public hearing on a request to rezone the 3.24-acre lot at 4400 S. Collins St.
The city said the location currently is undeveloped, but the property is in a major transportation corridor. Home2 Suites is associated with Hilton Worldwide Holdings, according to city documents. The rezoning was requested by Irving-based Stonewood Hotels, which will construct and operate the hotel. Stonewood is a family-owned business.
The Planning & Zoning Commission approved the request June 6 with a 5-2 vote.

The area already contains an Aloft Hotel south of the site that also is owned and operated by Stonewood Hotels. A Murphy’s gas station/convenience store, a Dutch Bros Coffee shop and a Chipotle restaurant also are located nearby.
Stonewood Managing Partner Hiren Desai told the commission that the site’s proximity to the airport was an important factor in the company wanting to locate a hotel there. He said Stonewood has found success already in the Interstate 20 area.
“We own hotels on the I-20 corridor and we’ve been on the I-20 corridor for the last 20 years, actually since 2004, and we have prospered on the I-20 corridor,” Desai told commissioners.
Currently, there are four hotels in the vicinity, the commission was told.
Desai said it is not unusual for hotels to be built in clusters, such as would be created near the Arlington airport.
In voting against the proposed hotel, Commissioner Linda Finley said she thought there already were enough hotels in that area. The corridor needs more restaurants and other types of businesses, she said.
Commissioner Paige Payne also voted against the proposed hotel. She did not respond to a request for comment on her vote.
Under a hotel classification system adopted in 2019, the Home2 Suites would be classified as an upper-midscale hotel.
The Home2 Suites is an all-suite hotel, and city documents said this location will have a total of 134 guest rooms, with an average room size of 414 square feet. The hotel chain said there will be four different room types: King Studio, ADA King One Bedroom, Queen Studio and King One Bedroom.
The first floor will have 14 guest rooms, while floors two through five will contain 30 rooms each.
Every room will include a separate living area, a business/workspace area, a microwave, a dishwater, a kitchen sink, a full-size refrigerator, an induction cooktop and dinnerware. All guest rooms will have high-speed internet service and a safe deposit box.
Documents show that all rooms will be accessed only from an interior hallway.
According to city documents the Home2 Suites will employ an estimated 30 people.
The hotel’s first floor also will include a 3,000-square-foot lobby, a business center, 1,000 square feet of meeting space, a 674-square-foot fitness center, a guest laundry area, a luggage hold area, a pool, grilling area and restrooms.
Hotel offices and an employee break room will be located on the first floor, according to the documents.
The proposed hotel site originally was annexed into the city of Arlington in 1973, along with most of the property that the Arlington Municipal Airport is now located on.The hotel site borders the Arlington Municipal Airport to the west.
